Miami has no winter, a wet season, and a housing stock full of wood trim, soffits, and fruit trees. That changes which pests you get and what fixing them means.
Drywood termites are in the air every spring, and Formosan subterranean colonies — the aggressive kind — are established across the south of the county. Any wood-and-plaster house older than the 1980s should assume it has been visited. A WDO inspection every few years is normal here, not paranoid.
Roof rats come in through a gap at the soffit; roaches come up a dry drain; ants follow a wet windowsill; mosquitoes breed in the bromeliads. Licensed companies that last do exclusion and moisture work; the ones that only spray come back monthly forever.
Structural fumigation means two to three days out of the house, food and medicine bagged, plants and pets out, and a fumigation-licensed company. It is the only thing that kills every drywood colony in the walls; it is also often not needed when the colonies are found and reachable. A good termite quote says which.

Only for drywood termites, and only when the colonies cannot be found and treated in place. Subterranean and Formosan termites are treated in the soil or with baits, never by tenting. A licensed termite company should tell you which species you have before it says which treatment; if the first word out of a quote is "tent," ask why.
A wood-destroying-organism inspection on Florida’s state form, reporting evidence of termites, wood-boring beetles, and wood-decaying fungi. Lenders ask for it on most Florida home sales. It is an inspection, not a treatment, and it has a short shelf life, so it is done close to closing.
Roaches, ants, and general pests in Miami usually come back without ongoing exterior treatment, which is why quarterly plans exist. A one-time treatment is right for a specific event (a nest, an infestation from a move). Ask what cancelling the plan takes before you sign it.
Licensed companies apply registered products according to the label, and the label says what to do about people and pets during and after. Ask for the product name and the re-entry time, and follow it. We do not give safety or medical advice beyond that.
Miami-Dade Mosquito Control treats public areas and responds to complaints, and you should report standing water and swarms to them. A private company treats your yard and finds the breeding sites on your property, which is where most of your bites come from.
In most Florida leases the landlord handles pest control for the structure and the tenant for what they bring in, but the lease decides. Report it in writing with photos either way. We are not lawyers; the lease and, if needed, code enforcement are the next step.
